Xavier's tip

This app is for education. It is not lending, legal or tax advice. Your lender, closing attorney and CPA confirm your real numbers and answer those questions.

Run the numbers

This house

Type in a home you're looking at. See the monthly payment, the taxes, the closing costs and when each dollar is due.

Saved homes

Homes you save show up here so you can compare. They stay on this phone.

Estimates for learning, not a loan estimate, quote or approval. Rates, mortgage insurance, taxes and insurance change, and your lender's Loan Estimate and Closing Disclosure are the real numbers. Tax rates are the latest published county and city rates and can change each July. Tax deduction questions go to your CPA.

Money

Your money plan

Your score is a habit report. Change the habits and the score follows. Here's what moves it and a plan to work.

What your score is made of

Paying on time 35% How much you owe 30% Age of your accounts 15% New credit 10% Mix of credit 10%

FICO's published breakdown. The top two are 65% of your score, so that's where the work pays off fastest.

Card balance checker

How much of your limits you're using is a big part of "how much you owe." Under 30% helps. Under 10% helps more.

Score targets by loan type

General program guidelines. Each lender can set its own higher minimum, so your lender has the final word.

Your credit game plan

Check things off as you go. Most people see movement in 30 to 90 days.

Collections, late payments and disputes
  • Talk to your lender before paying old collections. Paying one off doesn't always raise your score, and some loans don't require it. Your lender will tell you what matters for your file.
  • Wrong info? Dispute it for free with each bureau that shows it. You don't need to pay anyone to do this.
  • Late payment that was a one-time thing? Some people write the creditor a short "goodwill" letter asking them to remove it. No guarantee, but it costs nothing.
  • Accurate negative info can't be erased by anyone. Most of it falls off after 7 years, and its weight shrinks as it ages.
Watch out for credit repair scams

Walk away from anyone who:

  • wants to be paid before they do any work
  • promises to remove accurate negative info
  • tells you to make a "new credit identity" or dispute things that are true

Everything a legit company does, you can do yourself for free with the links below.

Get in touch with a lender

My go-to lenders

You can use any lender you want.

These are people I trust, not a requirement. I also encourage you to apply with your own bank or credit union.

The goal is to give you options. Talk to 2 or 3 lenders and compare their rates.

How to compare lenders
  • Ask each one for a Loan Estimate. It's a standard form, so rates, fees and cash to close line up side by side.
  • Compare the rate and the fees. A lower rate with high fees can cost more.
  • Applying with a few lenders within a couple of weeks usually counts as one credit check for your score.
  • Ask every lender about down payment help and grants.

Tap a name to see how to reach them.

Loan programs, grants and requirements come from each lender and can change. Your lender confirms what you qualify for.

Privacy

Your progress is shared with Xavier so he can help you along the way: your name and contact info, your stage, your goals and money snapshot, the homes you save and compare, your checklist progress and the lender you pick. That's how he keeps your plan on track without you having to explain it twice.

It goes only to Xavier, never to anyone else, and it's never sold. Your credit score is shared as a range, never the exact number. Don't type account numbers or your Social Security number anywhere in this app.
